Project Background
Cherokee Santa Cruz is a vacant, 1.3-acre parcel located in the newly renovated downtown area of Santa Cruz, California. The site is easily accessed from Highway 1 (Pacific Coast Highway) and Highway 17, the major transportation thoroughfares servicing the region. Former industrial activity at the site resulted in soil and groundwater contamination due to on-site disposal. The previous owner has completed most of the remediation, including removal of contaminated soil and in-situ groundwater remediation.

The Cherokee Solution
Cherokee partnered with a local developer in 2005 to acquire the property, address residual contamination and prepare the site for redevelopment. Cherokee’s involvement in this project will resolve a century-old environmental issue while providing an attractive anchor for the City’s downtown commercial area. Cherokee will continue monitoring groundwater and follow procedures established by the Department of Toxic Substance Control (DTSC) to manage any contamination encountered during site development.

Redevelopment Plan
Cherokee has developed a master plan that emphasizes the design traditions of the local neighborhood and includes a mixed-use development with 70 residential units, 6 commercial units and approximately 118 below-grade parking stalls. Cherokee plans to incorporate “green building” techniques into the design by utilizing passive solar radiation, landscaping and water conservation to reduce natural resource consumption. Groundbreaking is expected in 2006.
