Our Approach
Cherokee’s approach centers on proven methods that generate financial, environmental and community benefits while mitigating the risks and challenges that threaten them. This approach allows us to effectively clean up and reuse property, construct efficient, healthy buildings and help communities create long-term value.
Unlike traditional firms, we look at the whole-system and full lifecycle benefits associated with superior development and design. We choose to invest in large-scale, challenging projects where our unique expertise can make a difference in the area. Our goal is for future generations to benefit from clean land and smart development, and we approach each project with flexibility and creativity to realize these benefits.
Cherokee seeks to place a minimum of $25 million of equity in each investment, with no maximum, and we often enhance these investments by leveraging additional public and private funds to create valuable projects that benefit our investors, partners and the communities in which we work.
Cherokee proactively forms partnerships with a wide range of stakeholders to achieve positive results. We work closely with local governments, regulators, community groups and residents, incorporating stakeholder input on critical issues related to future development. We cultivate long-term relationships with strong partners whose knowledge and experience maximize the success of each project. We believe this collaborative approach fosters innovative solutions, aligns interests and enables optimal outcomes for all involved.
